When it's time to replace a countertop

PATH, a housing effort managed and supported by the U.S. Department of Housing and Urban Development, has a Rehab Guide for kitchens and baths. The guide says no counter surface is indestructible, and that knife scratches, chips, burns or poor seams may show up over time.

The guide also says laminate cannot be repaired. It says repairing a laminate counter in place takes a lot of labor, and the cost can come close to the cost of replacing the tops.

If your counter has one small chip, we'll look at it and tell you whether a countertop repair will do instead.

Choosing the new top

We replace old laminate, tile and stone tops with quartz, granite, quartzite, marble, soapstone, solid surface, porcelain, concrete or butcher block. Tell us how you use the room, and we'll help you narrow the list.

Checking the cabinets first

The Rehab Guide says a cabinet's frame and parts should be looked at before any fix-up work. It says that if the frame or the side and back panels are warped and damaged, the cabinet may not be level.

Once the old top is off, we check that every cabinet is level and solid before the new one goes on.

Older homes and lead paint

The EPA says the federal government banned the sale of lead-based paint for use in homes in 1978. It says anyone paid to do work that disturbs paint in a home built before 1978 must be certified in lead-safe work practices.

When we take out an old backsplash, the tile or stone on the wall just above the counter, we can disturb the paint behind it. If your home was built before 1978, ask whoever you hire to show you that certification.

Stone dust

OSHA says stone contains crystalline silica, and that very small silica particles, at least 100 times smaller than ordinary sand, are made when stone is cut, sawed, ground or drilled.

Whoever you hire, ask where your new top will be cut and how they keep the dust down.

What sets the price of a countertop replacement

We price countertop replacement for your house once we've measured, and you get that quote in writing. Our price depends on the material you choose, how much counter we cover, the edge you pick, how many holes we cut for the sink and the cooktop, the burners set into the counter, and what has to come out first.

What to get in writing

Ask for these in writing, whoever you hire:

  • The name of the new material and the thickness of the slab.
  • A drawing of the layout, with every seam and cutout marked.
  • Whether taking out and hauling away the old countertops is in the price.
  • Who disconnects and reconnects the sink, faucet and cooktop.
  • What happens if a cabinet needs work once the old top is off.

Questions about countertop replacement in Thornton

Do I need a permit to replace countertops in Thornton?

Not for the countertops themselves. The City of Thornton lists replacing cabinets and counter tops among the inside projects that don't need a building permit. It lists remodeling, and plumbing, electrical or structural modifications, among the projects that do. If your new layout means moving the sink, we'll check with the city's building division with you before we start.

Can the city haul away my old countertops?

The City of Thornton's Click and Haul pickup, by appointment only, takes remodeling debris. Its minimum fee is $72 per collection for up to 6 cubic yards, about two standard pickup truck beds, and it goes on your next utility bill. The city says concrete or masonry demolition is not eligible.

Can you put a new top on my old cabinets?

Yes, we can, as long as the cabinets are level and sound once the old top is off. If one isn't, we'll show you before we go further.

Can you replace just one section of my countertop?

Sometimes, yes, we can. Old tops are hard to match, so we'll tell you once we've seen yours whether a new section will look right next to the rest.

Can you replace my bathroom vanity top too?

Yes, we can replace bathroom vanity tops on the same job as your kitchen countertops.

Can you put in a new backsplash at the same time?

Yes, we can. Once the new countertops are set, we do backsplash installation, facing the strip of wall just above the counter with tile or stone that goes with it.
